Sellers engage real estate agents (selling agents) to achieve the best price they can get for their property, downplaying any negatives the property may have that could restrict a sale.
Buyers engage property concierge services to specifically look for the right property for their needs, wishes and also taking into consideration the things they don’t want.
You might have a general idea where you want to live but not exactly sure of pros and cons or maybe you have no idea. We work with you, listen to you and to help you get closer to your ideal location. We are not going to make negative comments about areas because we don’t have properties in those areas…we are here to help with candid advice to help you make safe and informed choices.
e.g. I was once offered a property by a real estate agent which sounded fabulous and great price but when I researched further, I found that properties in the area were regularly burgled which was the true reason the person was selling. Clearly we not let our clients go further – that was the end of that!
We work with regulated, qualified real estate agents and reputable developers with whom we have built up trusted relationships. We also carry out targeted search campaigns. on behalf of our clients.
We work with trusted lawyers to ensure that when you buy, there is no conflict of interest with a seller and that there are no illegalities – i.e., it is not uncommon for people to have modified or extended their properties illegally, often without realizing or the property has been constructed totally illegally. You need to ensure that when you buy your home that everything is legal, or you could lose your investment.
We work for you exclusively and have no conflict of interest with sellers. Prices are tailored to your needs and we will be delighted to discuss this with you.
We regularly save money for our clients as the eventual price paid for the property is often less than the real estate agents try to get on behalf of the seller. Plus, many additional savings from guidance away from the purchase of a property that you might struggle to sell in the future because of hidden negatives when you purchased, or costly things you need to put right that were disguised.
We don’t take the place of a lawyer and can recommend trusted and honest lawyers to help you avoid pitfalls. We also stay in communication with your lawyer as you go through the buying process to ensure everything is moving in a timely manner.
